Off-Auction
If you don’t want to wait, deal with an auction, and prefer a quick decision, you can submit an off-auction offer for the property that the owner finds attractive enough to forgo the benefits of an auction and conclude the contract with you directly, without announcing the auction.

Attractive Entry Price
We always advertise properties below the real market price level, so from the very beginning you have the chance to make an exceptionally good deal.
SECOND STEP
Submission of Initial Purchase Offer
After viewing the property, or based solely on the information received, you should submit a purchase/rental offer above the starting price. The Owner evaluates the initial offers (based on the offered price and conditions, such as cash, loan, etc.) and only invites those with the best offers to the auction. At the auction, the starting price will be equal to the highest submitted initial purchase offer. Therefore, it is worth carefully considering your initial offer price, because if it is not competitive, you are unlikely to receive an invitation to the auction and will lose your chance to acquire the property and sign the contract.
THIRD STEP
Invitation Among the Selected Few
If you accept a new starting bid equal to the highest initial purchase price, you must place 2–5% of the starting price in an attorney escrow in order to participate in the auction. Participation in the auction assumes that you have already seen the property and have confirmed your intent to buy by paying the security deposit. The security deposit ensures that only serious bidders take part in the process. The deposit is fully refundable if you do not win the auction – zero risk, maximum trust.
FORTH STEP
Auction and Contract Signing
The winner of the auction may conclude the contract for the property at the highest bid they submitted. If the winner refuses to proceed with the contract, they forfeit their security deposit, and the second-highest bidder will have the opportunity to conclude the contract at their own final bid price, and so on.
